Bringing a Home Back to Level

Leveling is the lifting part of foundation work. On a slab home, the low sections are raised onto piers set into firmer soil, or a small sunken area is lifted by injecting grout or foam beneath it. On a pier-and-beam home, the crew jacks up the beams and resets the shims, adding piers where the old ones sank or stand too far apart.

Lifting a house does not change why it dropped. If water keeps soaking one side of the yard, the soil there can keep moving and the floor may slope again. That is why a sound leveling plan usually comes with drainage steps: gutters that empty away from the walls, soil graded to fall away from the house, and fixes for any leaks.

What Gets Done During House Leveling

  • Floor mapping. A water level or laser reads the floor at many points, so you can see how far each room is out and in which direction.
  • Support where it dropped. New piers under a slab, or reset and added piers under a raised home, carry the weight once it is lifted.
  • Gradual lifting. Jacks raise the house a little at a time to limit fresh cracks in drywall, tile and brick.
  • Shims on raised homes. Steel or hardwood shims fill the gap between each pier and beam at the new height.
  • Drainage fixes. Downspout extensions, regrading or a drain line help keep the soil under the house from wetting unevenly again.

Budget Figures for House Leveling

Cost depends on the type of home and how much support it takes. Shimming a raised floor sits at the low end; a slab that takes a long line of piers costs more. These are national ranges from home-cost sites, not our prices and not a quote.

Inside a House Leveling Project

  1. Describe the slope. Use the form to tell us which rooms feel off and what else you have noticed. We set up a visit with a local foundation specialist.
  2. Taking readings. The specialist measures the floor and checks outside for drainage, nearby trees and leaks.
  3. Choosing a target. Older homes may not go back to perfectly flat, so ask what level the plan aims for and how close is realistic.
  4. The written plan. Look for the lifting method, the type and number of supports, drainage steps, the permit question, any engineer's role and the warranty.
  5. Lift, shim, recheck. Working in short rounds, the repair crew brings the house up, fixes the supports at the new height and measures again.

Why Homeowners Choose House Leveling

Even floors make daily life easier: doors latch, cabinets stay snug to the wall and tile is less likely to crack. The job also leaves a set of readings that later checks can be compared against.

Lubbock's ground makes drainage worth extra thought. TSHA describes the county as flat tableland that slopes gently from northwest to southeast, so rain often sits where it lands instead of running off. Yearly rain swings widely too: about 19 inches is normal, yet 1941 brought 40.55 inches and 2011 just 5.86 (National Weather Service). Soil that goes from soaked to parched can shift a house.

House Leveling Questions, Answered

Will leveling make my floors perfectly flat?

Not always. Houses settle over many years, and framing, drywall and trim get used to the slope. Forcing a floor all the way back can crack finishes, so many plans aim for a practical target. Ask what readings the plan aims for and how the result gets checked.

How long does leveling last?

No one can promise a number of years. Results tend to hold better when the cause is handled too: steady moisture around the house, gutters that work, no leaks under the slab and trees kept back from the walls. Ask what the written warranty covers, how long it runs and whether it carries over to a buyer.

Can a pier-and-beam home be leveled without new piers?

Often, if the existing piers are sound. Resetting shims and adjusting the beams may bring the floor back up. If a pier has sunk or a beam spans too far, new piers may join the plan. The visit under the house shows which one applies to yours.

Is a permit part of a leveling job?

Ask before work starts. Inside Lubbock city limits, structural work generally goes through a City permit, and the specialist should tell you who will pull it. Outside the city, the County issues no building permits, but towns such as Shallowater, Wolfforth and Slaton have their own offices. Check with the one that covers your address.
