A County Seat Named for Its Ground
C. W. Post surveyed this townsite in 1912 and named it Hockley City. It became the county seat when Hockley County organized in 1921, and it was later renamed for the flat land it stands on (Handbook of Texas). US 385 and SH 114 cross here. South Plains College opened in 1958, and the South Plains Museum keeps the area's story.
With 12,652 people in the 2020 Census and an estimated 12,513 in July 2025, Levelland is the largest town we cover outside Lubbock. It spreads over about 10.21 square miles. About 66.7% of homes are owner-occupied (Census).

Houses From the Oil Years
Oil shaped the town. The head count climbed from 8,264 at mid-century to 13,809 by 1980 as wells spread across Hockley County, which topped 39 million barrels in 1982 (Handbook of Texas). Much of today's housing dates from that stretch.
Census survey data put the median home at about 1976. By the same data, about 58% of homes predate 1980. Many houses here have stood for 40 to 70 years, through dozens of wet springs and dry summers.
The median owner-occupied home is worth $140,400, and median household income is $58,000 (Census). For many owners, the house is the main thing they own, so a clear, written plan matters.
Services for Homes in Levelland, TX
- Crawl spaces and raised floors. If your home sits on piers and beams, posts and shims can shift or wear over decades. The pier and beam foundation repair page walks through what a specialist checks underneath.
- Floors with a lean. Older homes can drift out of level slowly. House leveling covers how floors are raised back toward flat, and why drainage comes first.
- Older slabs. A slab poured in the 1960s or 1970s may show a corner that has dropped. See slab foundation repair for the usual fixes.
- Brick and wall cracks. Stair-step lines in brick are common on older houses. Foundation crack repair explains which cracks are worth tracking.
- Piers under a settled wall. Concrete or steel piers can carry a sunken section. The foundation repair overview lays out both choices.

Flat Land, Playas and Clay Loam
The town's name tells you the lay of the land. The Handbook of Texas describes Hockley County as generally flat, draining to many playas and toward the Yellow House River and Yellow House Lake. Its soils range from clay loam to sandy loam, with the sandier ground mostly in the west and south. Rain averages about 16.6 inches a year.
Flat ground means water often sits instead of running off. After a heavy storm, puddles can stay by a foundation wall for days. That wet patch next to a dry one is what can make soil under a house move unevenly.
Big rain is rare but real. When Hurricane Tico's leftovers stalled over the South Plains in October 1983, seven-inch totals were common and playa lakes spilled over (NWS). Wind and hail are a separate story. Stones near baseball size landed west of town in late May 2024, and NWS surveyors put the peak gusts in Levelland at 110 to 120 mph. Those are roof and siding events, though they are a good cue to walk around the house afterward.
The Levelland, TX Code Enforcement Office
In Levelland, home building is inspected by the City's Code Enforcement Department, which checks building, electrical, plumbing and mechanical work against the codes. The City's zoning code expects a building permit before construction begins. It does not say whether foundation repair counts, so ask Code Enforcement before any work starts. Ask the specialist, too, who will pull a permit if one applies.
Price Ranges for Older Houses
These figures come from national home-cost sites. They are planning numbers only. None is our price, and none is a bid for your house.

Why Levelland, TX Homes Settle Unevenly
Age and water work together here. An older house has gone through many cycles of drying and soaking, and each one can nudge the soil a little. A slow leak under a slab, or an old drain line, adds water in one spot. Gutters that dump against the wall do the same. On level lots, that water has nowhere quick to go.
Then drought pulls the other way. Lubbock's gauge caught a mere 5.86 inches in 2011, the lowest yearly total it has logged, while the thermometer hit 100°F on 48 days (NWS). Clay that dries hard can shrink back from a footing. When rain returns, it swells again. This fall, next door in Lubbock County, about 64% of residents lived in drought on the U.S. Drought Monitor map.

Common Levelland, TX Foundation Questions
Does Levelland require a permit for foundation repair?
We can't say for sure. Levelland's zoning code expects a building permit before construction, but no City page we read names foundation repair. Ask the Code Enforcement Department before work begins, and ask the specialist who will pull any permit. Keep the answer in writing with your estimate.
My home has a crawl space. Does that change the repair?
Usually it does. If your home sits on piers and beams, a specialist may look at shims, posts, beams and the sill plate rather than adding piers under a slab. Moisture and airflow in the crawl space matter too. HomeGuide puts pier and beam repair at about $2,000 to $15,000 or more nationally (2026).
Is there a state license I can check?
No. The state commission over home building shut down on September 1, 2009, and Texas never added a foundation license after it. So the checking falls to you. Request proof of liability coverage, a scope on paper that counts the piers and names their type, and the warranty terms in writing. Ask, too, if a licensed professional engineer will examine the house before the plan is final.
Why does water stand around my house after a storm?
Levelland sits on very flat ground, so rain has little slope to carry it off. Check that downspouts empty a few feet from the wall and that the yard falls away from the house, not toward it. Soil that stays soaked on one side while the rest dries out is one of the patterns a specialist will ask about.
