Stabilizing a Home on Shifting Ground

Foundation trouble tends to arrive as small changes: a door that drags on its frame, a crack that climbs a brick wall in steps, a floor that feels a little downhill. No single sign proves movement, but several together are worth a look.

The ground explains a lot. The Texas State Historical Association describes Lubbock County soils as loams over a clay subsoil, with caliche, a hard lime layer, two to three feet down. Water can sit on top of that layer, so the soil above it may wet and dry unevenly. Heavier clays such as Pullman, and the clays on old playa floors, crack open in dry spells.

Weather adds to it. The National Weather Service logged only 5.86 inches of rain at Lubbock in 2011, a record low for a year. Dry stretches pull water out of clay, and hard rain afterward makes it swell. Slab leaks, downspouts that empty beside the walls, flat lots and big trees near the house can each leave one side wetter.

What Gets Done During Foundation Repair

  • Steel piers. Steel pipe is driven beside the footing until it meets firm soil, and the low section is raised onto brackets fixed to the pipe.
  • Concrete piers. Short concrete cylinders are pressed into the ground one atop another, forming a column for the slab or beam.
  • Shimming. On a house with a crawl space, steel or hardwood shims fill the gaps between piers and beams so the floor sits even again.
  • Drainage work. Gutters, downspout extensions, regrading or a drain line carry water away from the walls, which helps the rest of the repair hold.

Budget Figures for Foundation Repair

Treat these rows as planning numbers, not our prices or a quote. Two are national ranges; the Lubbock row is the same site's local average and runs lower. Pier count, access, plumbing and drainage work, any permit and an engineer's report all move the final number.

Inside a Foundation Repair Project

  1. Send the request. Give us the address and a short note on the symptoms. We book a local foundation specialist for a visit.
  2. The walk-through. The specialist circles the outside, studies each crack and takes floor readings to find the high and low points.
  3. Finding the source. Roof runoff, yard slope, nearby trees and possible pipe leaks all get checked.
  4. The written plan. It should spell out the method, how many piers go in and where, the drainage steps, who pulls any permit and the warranty terms.
  5. The work and the final check. The repair crew installs the supports, raises the house a little at a time and takes new readings.

Why Homeowners Choose Foundation Repair

Most people who go ahead want doors that close, floors that feel flat and a clear record of the work for the day they sell. Water is often part of the story. The City of Lubbock says there is a playa lake roughly every square mile inside city limits, with streets carrying storm runoff to them, and some neighborhoods sit near or on old playa basins.

Foundation Repair Questions, Answered

Does Texas license foundation repair companies?

No. Texas has had no state licensing for residential builders or foundation repair firms since September 1, 2009, when the law behind the Texas Residential Construction Commission expired. Lubbock is different at the city level: Building Safety keeps a yearly contractor registration for building work. Ask the specialist whether they are registered, and request a certificate of liability insurance.

Will the job go through a City permit?

Settle it before work starts. Structural work inside Lubbock city limits generally goes through a City permit. Find out who on the specialist's side will pull it, then confirm with Building Safety at 1314 Avenue K (1st Floor Annex). Past the city line, Lubbock County issues no building permits, though nearby towns such as Wolfforth and Slaton keep their own offices.

Should an engineer look at the house?

It is fair to ask. Find out whether a licensed professional engineer is part of the job, either to evaluate the house or to put a seal on the plan. Engineers here are overseen by a state board, the Texas Board of Professional Engineers and Land Surveyors. The City's plan reviewers can say whether your permit wants an engineer's details.

What does it cost to send a request?

Nothing. Filling in the form costs you nothing, and we use it to set up the visit. The specialist does the inspection and writes the estimate. A lot of specialists do not charge for the estimate, but check before the visit.
